**Important things to know about this property**

》Remote & not many stores. Plan accordingly. There’s a Walgreens nearby; however, a grocery store is 20+ minutes away.
》It’s located on a dirt road. Expect a little bit of dust.
》Food delivery is sparse; however, a few places deliver on UberEats
》You’ll need a car to get around. Uber and Lyft are difficult here.
》Pest control sprays the home monthly with non-toxic, environmentally friendly chemicals to help keep the bugs away.
》We’re preparing for a full remodel soon. In the meantime, allow us to share our home with its imperfections and a handful of outdated features (albeit charming). The home is plenty comfortable and functional for your stay.

Transit

The property is about 37 miles from the Phoenix Airport (PHX) and 18.6 miles from the Scottsdale Airport (SCF). Check your mobile map apps when you arrive, as driving times vary based on the time of day. You’ll need a car to get around, as Uber and Lyft ride services are difficult to get to/from the property.

Notes

STATE LAW STRICTLY PROHIBITS PARTIES/EVENTS at the property. Scottsdale is a residential area with quiet hours from 10 pm to 8 am to be respectful of our neighbors. The home is outfitted with a NoiseAware device (measures volume decibels; does not record) that notifies us when noise levels exceed the set limit. Violating noise ordinances is an initial $500 fine.

We use SUPERHOG as part of our guest screening process. Your SUPERHOG application must match the primary guest name on the reservation, and your background check must be completed within 48 hours of receiving your booking confirmation (City & State law). Your booking is NOT confirmed until these requirements have been fulfilled. Once the reservation is confirmed, and prior to check-in, guests must sign a Rental Agreement outlining the terms of the stay, stating that they agree with and acknowledge:

– to be bound by our rental terms and conditions.
– to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
– that we’ll collect either a fully refundable deposit (plus a non-refundable admin fee) or a non-refundable damage waiver.
– that both the deposit and the waiver cover you for any accidental damage during your stay.

Max occupancy of the property is 8. Day visitors are ok but must not stay overnight. There is a $250 per person fine over the max occupancy.

The property runs on well water with a septic tank. Please follow these basic rules, as fees apply if we need to repair the tank.
-Never flush anything other than toilet paper. NO flushable wipes.
-Use the trash can for ALL waste disposal. Food debris, oil, fats, grease, coffee grounds, etc., go in the trash, not in the sink disposal.
-Avoid using any harsh chemicals.

Arizona has a severe water shortage. Please help by taking shorter showers and loading up the washer before running a load.

The cleaning fee at booking is a pass-through; the entire amount goes to our cleaning team! We partner with Well & Good and pay more than the average rate to guarantee a clean and safe environment for our guests. Well & Good Promises: 1) Professional Cleaners (trained & certified) 2) Offsite Laundering like fresh hotel linens & 3) Guest Essentials: luxury soaps and more.

If you’d like a mid-stay cleaning, the cost is $265 USD to clean the home and $125 USD to clean the casita. Please notify us in advance to arrange it.

For stays of 25 nights or longer, there is a mandatory mid-stay cleaning that’s complimentary. Our team will be getting in touch with you during your stay to coordinate the best day-time to do it.

We provide some essentials to get you started, like soap, shampoo, conditioner, toilet paper, paper towels & some laundry detergent. Anything extra you’ll need to purchase.

There are exterior surveillance cameras for security & guest safety.

HOUSE RULES:
– Travelers must be at least 25 years of age or older to book.
– Primary guest on the reservation must stay at the rental property.
– Locals: Instabook is unavailable for residents coming from anywhere within 4 hours of Scottsdale, AZ.
– Smoking of any kind (tobacco or cannabis) inside homes is strictly prohibited. Failure to comply with the non-smoking policy will incur a $2,500 penalty if damage to furniture or any smoking odor is detected.
– Recreational drug use or any illegal activity at the property is strictly prohibited. Failure to comply incurs a $300 penalty.
– No tent or other structures may be set up on the property grounds.
– Renters agree to cover any cost related to damages that occurred during their stay, including extra cleaning charges if needed or if unauthorized pets are discovered. These amounts are charged to the credit card on file and followed by an email breaking down the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500.
– Renters may be required to provide a government ID on the day of check-in or during their stay.
– Please avoid moving furniture.
– Dog-friendly property (max 2 dogs) with prior authorization only, and a pet fee applies. Must clean up after your dog or incur a $150 additional cleaning fee.
